Design build is the method of construction that forms a cohesive team from the very beginning. This team often consists of the owner/developer, engineer, architect, and contractor. This method is preferred because we can assist the architect with cost saving suggestions associated with construction cost and materials. We prepare independent cost estimates and revise the design while it is ongoing. Our specialists work together to provide a streamlined function and constructability analysis so that the result is the most efficient design and delivery. These cost saving methods are often overlooked when using a bid process. The design build process, for us, is not about who is working for whom with regards to the contractor and architect. It is about creating a seamless team that will culminate in a successful project for the client. Often times clients want to bid the project thinking it will ensure the best price. This is often not the case. To ensure the best price through the design build process we rely on our trusted network of subcontractors to provide 4-5 competitive bids for each construction area. Having all team members involved from the beginning ensures that costs are minimized, ideas are shared, and a seamless project is created.
Gurkin Construction Group has the ability to become involved with a project even before a lease is signed or a purchase is made. We are happy to provide complimentary budget estimates for a space you are interested in. This will give the client an idea of what it may cost for construction/permitting etc. This added value to the client will help both the real estate broker and the client through lease/purchasing negotiations.
